Become an Arizona IDA DPA Program Approved Lender

Important Program Updates

Below are important updates regarding DPA programs, pertinent to either Home Plus, Arizona Is Home, or both. Please take a moment to review.

Hilltop Securities (HTS)

  • New enhancement to Arizona IDA Lender Online for communicating loan status updates.
  • Lender contact that uploads the Pre-Closing and Post-Closing files will now have the ability to include up to six email addresses to receive automated notifications when the loan status changes to Incomplete or Approved.
  • Please see the Guide to Auto Notification Setup for Loan Status under the Bulletin Board on the Lender Online Portal, which provides step-by-step instructions on this portal enhancement as well as how to view loans on Lender Online.

Effective April 6, 2026 the Arizona is Home product offering is open to new reservations. Annual funding for the 2026 Arizona is Home program is limited to $55 MM, once funds are exhausted the program will no longer be available in 2026. Additionally, the DPA term for the 2026 Arizona is Home will be non-forgivable and the entire balance due upon sale or refinance.

Arizona Is Home County income limits are as follows. *Arizona Is Home is not offered by the Arizona IDA in Pima County, Maricopa County, and Chino Valley, Arizona. (updates coming soon).

New Home Plus Limits Effective April 6, 2026, the new income limits are as follows:

Home+Plus County income limit for all counties in Arizona is $155,386.00.

The Arizona IDA - Home Plus and Arizona Is Home

To become an approved participating mortgage lender for the Arizona IDA Down Payment Assistance programs, your company must be approved by our master servicer, The Money Source (TMS), through its Home Mortgage Housing Finance Agency Division, and sign a Mortgage Origination Agreement with the Arizona IDA.

There is no application fee to join as a participating lender in the Arizona IDA program. However, we ask that you complete a Lender Pre-Screen Application.
